Hawthorn Crescent, Kirkby in Ashfield

The Brief:

The Ashfield District Council has put out a request for proposals for a project that would involve modifying a semi-detached property to accommodate people with disabilities and adding a single-story back extension.

The council was on a mission to find a skilled builder who could finish the project according to standards and within budget, as it was under pressure from outside agencies to provide accommodations for disabled people by a certain date. KIM CONSTRUCTION & DEVELOPMENT was chosen by Ashfield Council because of our proven ability to complete projects on time and under budget.

The Project:

After Ashfield District Council awarded the project to KIM C&D, our team began visiting the site and creating the appropriate  construction phase plan. Ashfield Council’s proposal served as the basis for the development of the CPP, which also factored in the tight timeline and budget necessary to complete the project’s deliverables without compromising quality or safety.  In addition, our Project and Site Managers planned out the logistics, plant hiring, recovery and emergency plans, critical material procurement, safety requirements, protection against fire, theft, and vandalism, and waste management for the construction crew.

The following construction works were performed during this project: Scaffold was erected, waste skips parked, material delivered and stored safely, CCTV put in operation, welfare facilities installed onsite and H&S signages installed where appropriate. Constructed a new rain drainage and sewerage system as well as the drains inspection chambers. Built the new extension building’s foundations and built a concrete platform on which to erect the floor.

The kitchen and bathroom room areas were expanded by building new external and interior cavity walls that were bonded to the old walls. We also expanded the entrances to the kitchen, main bedroom, and the shower area. A new U-Steel beam was installed during the process.

Constructed a flat roof with Sika damp-proofing technology and in accordance with SIKA’s method statement and specifications, providing our client with a 20-year insurance-backed warranty. Additionally, the new roof was supported by joist connectors specified by British Standards. Installed new UPVC windows and internal doors.

Rewired the property by certified electricians, who installed a new fuse-board unit, new lighting units, and new sockets and switches, and finally we issued electrical installation work and EICR certificates. Installed new gas pipework and relocated the existing boiler in the kitchen and issued gas installation work and GSI certificates. Supplied and installed new radiators for extended kitchen and wet room areas.

Installed kitchen units, including extractor fans and appliances. Installed wheelchair-accessible toilet and all other bathroom units as well as bathroom vinyl flooring. Carried out interior plastering, tiling, and painting work. Built new access ramps in front of the primary entrance to the property.
